Real estate is a long term investment, not a vehicle to create quick cash flow. In today’s economy if a rental property generates significant cash flow, there was most likely a large down payment involved. Keep in mind, real estate is not designed to store cash. A bank does not pay interest on a down payment, thus the most wealth conscious way to purchase real estate is with no money down.
